The anchor. Great schools, Old Settlers Park on the weekends, Dell paychecks, and Kalahari when the in-laws visit. You pay a little more than Pflugerville and get a lot of established neighborhood for it — mature trees, low crime, and resale that holds.

Pflugerville

The budget-stretcher. Four bedrooms under $400K still exist here, the lake trail is genuinely great, and you're 15 minutes from Domain jobs. Trade-off: parts of it are still catching up on restaurants and retail — but that's exactly why the price is right.

Cedar Park

Families move here for Leander ISD and stay for Brushy Creek. It's the priciest of the six — and the fastest-moving, with good homes gone in a week. If Cedar Park is the goal, get pre-approved before you fall in love with anything.

Leander

Everything smells like fresh paint. If you want a 2020s house — open plan, smart wiring, builder warranty — this is where your money goes furthest. Trade-off: young trees, construction traffic, and a longer haul downtown (the CapMetro rail helps).

Georgetown

The prettiest town square in Texas — that's not Matt's opinion, it's a repeated award. Small-town Friday nights, Blue Hole summers, and cottages with actual character. It's the farthest north, so weigh the commute honestly before committing.

Buda & Kyle

The only south-metro pick on the list, and the one Matt tells South-Austin commuters about first. Breakfast tacos on Main Street, new communities with pools, and 20 minutes to downtown when I-35 behaves. (When it doesn't — that's the trade-off.)
