As-built record

Drawn first. Built once.

Three jobs around the near-west side. Drag any of them back in time — the "before" is what we measured, the "after" is what closed out on permit.

Gut remodel, rear wall opened, new island

The Kenilworth Kitchen

Oak Park · 1911 Victorian

A closed-off galley that forced the homeowners to choose between cooking and company. We took the rear wall down to the foundation, dropped a steel beam the inspector called 'textbook', and gave the room the south light it had been owed for a hundred years.

Master bath rebuild, curbless shower

The Grove Street Bath

River Forest · 1926 Tudor

The original bath had been 'updated' twice — once in the seventies, once in a hurry. Both layers came out. The curbless shower went in over a bonded waterproofing assembly that held water for a full 72-hour flood test while the family used the hall bath upstairs.

Dry-living conversion, egress, wet bar

The Marion Street Basement

Oak Park · 1908 American Foursquare

A stone foundation, six feet four of headroom, and a history of puddles. Interior drainage under the slab, two egress wells cut on a Thursday, and a ceiling lifted by re-routing the gas line nobody wanted to touch. The piano lives down there now.
